I want a deal

Phoenix-Often times, I have clients say to me "I'm looking for a deal".  I think to myself, "oh, I mistook you for someone who wants to over pay for a home."  "Someone who just wants to get ripped off on their next purchase." 

Everyone wants a deal.  Including me.  No one wants to ever admit they overpaid for anything and it's human nature to want to say I only paid (fill in the blank) for my house when everyone else around me paid more.

I've had clients tell me their friend, neighbor or family member paid X for a home.  Whenever it sounds too good to be true, I always tell them I'll research it.  Sad to say, every time the amount they were told was less than they actually paid.  But, that's human nature. 

Do you want to know how to get a good deal?  I will give my secret. 

INFORMATION.

It's that simple.  Have as much information as you can find on
1)  The Market
2)  The Neighborhood
3)  The Home

When using a Dedicated Buyer's Agent, that agent should get you as much information as possible on all three so that you can make an informed decision. 

Over 87% of home buyers start their home search on the internet. Inevitably, these future home buyers will contact the Listing Agent of homes they see on line.  What most don't know, is that Listing Agent represents the Seller of the property, NOT THE BUYER.  That Listing Agents has a fiduciary duty to the Seller to obtain the highest possible price for the home.  They are not obligated and have no relationship with the potential home buyer.  They have no duty whatsoever to search for as much information and inform the prospective Buyer of the Market, Neighborhood and Home.  

So if you want to get a good deal on a home, find a Dedicated Buyer's Agent that will assist you in locating all of the proper information you need to make a wise and informed decision on your next home purchase.
