Scottsdale sits at the top of the price spectrum across the Metro. Even Mesa and Tempe, which offer more affordable entry points, price higher than their West Valley counterparts.

What you get for the premium:

Schools. Chandler Unified and Gilbert Public Schools are among the highest-rated districts in Arizona. If school quality is a non-negotiable, the East Valley is where the data points.

Employment access. The Price Road Tech Corridor in Chandler – home to Intel, Microchip Technology, and dozens of tech companies – puts major employers within a short commute for East Valley residents. Tempe’s proximity to Arizona State University and the Tempe employment base adds another layer.

Established neighborhoods. Many East Valley communities have been built out for 15-25+ years. Infrastructure is complete, schools are running, parks are finished. You’re not buying into a promise – you’re buying into a community that works.

Lifestyle. Downtown Chandler, downtown Gilbert’s Heritage District, Old Town Scottsdale, Tempe Town Lake – the East Valley has walkable, vibrant community centers that the West Valley is still building toward.

Who the East Valley is right for: Families with school-age children who prioritize district quality; buyers with jobs in the tech corridor; buyers who want established infrastructure and proven appreciation.

West Valley: Value, Space, and Room to Grow

The West Valley gets unfairly overlooked in conversations about Phoenix real estate. Yes, prices are lower – but that’s a feature, not a bug, for the right buyer.

More home for your money. In Goodyear, Surprise, Peoria, or Buckeye, the same budget that buys a 2,000 sq ft home in Chandler can buy 2,500-3,000 sq ft in a newer build with a larger lot. For buyers who need space – for growing families, home offices, shops, or RV parking – the West Valley math is compelling.

New construction dominates. The West Valley has seen enormous new development, meaning buyers often get the benefits of new construction – builder warranties, energy efficiency, modern layouts – at prices that are increasingly hard to find in the East Valley.

Goodyear and Peoria lead the quality conversation. These two cities have consistently invested in infrastructure, parks, recreation, and community facilities. They’re not just affordable – they’re legitimately nice places to live.

Spring Training access. For baseball fans, the West Valley is home to multiple Cactus League stadiums, including the facilities for the Kansas City Royals/Texas Rangers (Surprise), Cleveland Guardians/Cincinnati Reds (Goodyear), and more. This drives a seasonal energy that East Valley communities don’t have.

The trade-off: commute. If you work anywhere in central Phoenix, Tempe, or Scottsdale, the West Valley adds real commute time. Freeways like the I-10 and Loop 303 help, but distance is distance. Before falling in love with a West Valley home, drive the commute at your actual departure time on a workday.

The one thing I always recommend: drive both. Drive the neighborhoods. Drive the commute. Walk through the downtowns. The right community usually becomes clear when you’re actually in it – not when you’re comparing spreadsheets.
