Earnest money is one of those concepts buyers understand in theory but often get wrong in practice.

What Is Earnest Money?
A good-faith deposit made when your offer is accepted, held in escrow, credited toward your down payment or closing costs at closing.
How Much Is Typical in Phoenix?
1–2% of the purchase price. $350,000 home = $3,500–$7,000. $450,000 = $4,500–$9,000. $600,000 = $6,000–$12,000. Most Phoenix transactions land $5,000–$10,000 for homes in the $400K–$600K bracket. Higher EMD signals commitment in competitive situations.
When Is Earnest Money Due?
Typically due within 3 business days of contract acceptance, wired to the escrow company.
Your Rights: When You Can Get It Back
During the Inspection Period (Days 1–10)
Arizona’s standard contract gives a 10-day inspection period — cancel for any reason, full refund, no explanation needed.
Financing Contingency
If your loan is denied through no fault of your own, you can cancel and get your deposit back.
Appraisal Contingency
If the home appraises below purchase price and you have this contingency, you can renegotiate or cancel.
Title Issues
If the seller can’t deliver clear title, you can cancel and recover your deposit.

When You Could Lose Earnest Money
Canceling after contingencies expire without a valid reason puts it at risk: canceling after the 10-day period with no valid contingency, waiving financing/appraisal contingencies and then backing out, or simply changing your mind after contingencies are released. In most Arizona contracts, earnest money is the seller’s sole remedy — they can keep it but can’t sue for more.
My Advice on Earnest Money Strategy
Offer what signals commitment without over-exposing yourself. Understand your contingency periods before shortening them. Don’t panic during the protected 10-day window. Keep the funds liquid — you may need to wire within 24–48 hours of acceptance.
How It All Fits Together
Earnest money gets credited back to you at closing toward your down payment or closing costs. Understanding the full home buying process in Arizona helps you navigate every contingency period with confidence.
